Description: This riverfront
land for sale is three parcels from 20 acres to 25 acres in size.
The east side of each parcel is waterfront on the Betsy River while the
west side adjoins
state land in the Lake Superior State Forest that goes on for
miles. There are some beautiful large Red Pine
and White
Pine in the woods as well as Cedar, Jack Pine, Spruce, Scotch
Pine(?), Balsam Fir, and Oak trees. Our property has not been
logged since the original forest was cut those many years ago.
One of the main
groomed snowmobile trails in the area (#452) crosses the Betsy
River a short way south of this property. Here is a link to a map
of the snowmobile trails in the area.
The east part of this land is well drained and level to rolling.
In some areas the land gently slopes to the river's edge. In
other places you can stand on top of a sand bank and enjoy a panoramic view
of the river and surrounding territory. Back from the river a bit
there is an area where the woods are not as thick. A
good road runs north-south across each parcel thru this semi-open
area. This road is not plowed in the winter but after this
road melts out any normal car can easily be driven to this land, you do
not need 4 wheel drive.
As you walk further west (away from the Betsy River) there are 2 or 3
small streams
flowing across this property with dry ground in between. These
streams may go mostly dry in the fall. There
is also ample sign of moose
back in the woods.
I had the property surveyed
and the lines are marked with tall metal "T" posts
in addition to the actual survey re-bar in the ground. See below
for a link to the survey and GPS coordinates.
Each parcel includes the right to be split into smaller parcels (see
below).
This property is part of section 28, town 50 north, range 6 west,
Chippewa County.

Survey:
Here is link
to the survey I had done. Note that our north parcel is E1,
the middle parcel is E2 and the south parcel is E3.
Directions: It is 6.6 miles
from Hwy 123 to our south line. Here are directions to come in
from the south. This route does not involve crossing the Betsy
River. Distances are in miles.
0.0 The starting point for these directions is about 4.5 miles west
of the Village of Paradise on Hwy 123. Turn north
and set
your trip odometer to 0.0. At this turn there is a small sign
“CCC Camp 1664 Paradise”. The gravel road going north has a sign
“Seasonal Road / Not Snow Plowed”. GPS waypoint Road1.
0.5 Junction - continue straight (north). This
road is snowmobile route 452 in the winter.
1.0 Gradual bend to the right. Stay on the main
road.
4.6 “Y” bear to right. (Main road goes left)
4.9 4-way junction. Turn right (east).
5.5 Road bends left
6.0 Sign high in tree “Big Nick’s Curve”.
Continue straight on smaller road. (Main road turns right)
6.6 Enter our property going north. You are
crossing our south property line (south line of parcel E-3) and are
heading north.
As you enter our property you will see on your right a prominent metal
"T" post. I had the surveyor place one of these posts at
each place where one of our property lines crosses the road.
Keep driving until you come to a sign that says
"Riverbend." You are now at our north property line (north
line of parcel E-1).
As you drove across our three parcels you should have seen a
prominent
metal
"T" post each place where one of our
parcel lines crosses the road.
Each of our property lines is also marked with another large "T" post
where the line approaches the river. Similar "T" posts were also
placed at each of our west property corners where our land adjoins
state land. See above for GPS coordinates for these points.
Finally, if you are in a 4 wheel drive vehicle and are up for a bit of adventure,
then you can drive out a different way. When you get back to “Big Nick’s Curve”
turn left (this is NOT the way you came in). Follow this road
across the Betsy River. This is a well-used groomed snowmobile
route (#452) in the winter. About 1 mile from the bridge there is
a junction with 2 other roads (waypoint Road8) and you should keep to
the
left. You now should be heading north. In about 1/2 mile
you come to another junction (waypoint Road9) where you turn right
(east). Stay on this road until you get to paved Vermilion
Rd. Turn right onto Vermilion to
get back to Wire Rd running along the shore of Lake Superior. To
right onto Wire Rd to get back to the Village of Paradise.
CAUTION
- While I was able to make it through this alternate route in a
front-wheel drive rental car, I do not recommend you try this unless
your rig is a 4 wheel drive. Watch for loose sand!
